What New Construction Buyers Need to Know
Builder contracts favor the builder. New construction contracts are written by the builder's legal team and are designed to protect the builder — not the buyer. Having an experienced agent review the contract with you before you sign can save you from costly surprises down the line.
The upgrades conversation is a negotiation. Builders have more flexibility than their sales reps let on — especially at the end of a quarter or when a community is winding down. I'll help you understand when and how to negotiate upgrades, closing costs, or lot premiums.
The inspection is not optional. New construction homes still need independent inspections — sometimes more than resale homes. Construction defects happen, and it's far easier to address them before closing than after you've moved in.
