New Communities & Developments in Fort Bend County | October 2026

Aerial view of a new residential community under development in Fort Bend County, Texas.

If you’ve been driving around Richmond or the southern side of Sugar Land lately, you’ve probably noticed just how much is being built.

There are communities that were little more than signs and dirt not that long ago that now have model homes open and residents moving in. Others are just beginning to take shape.

For this monthly update, I’m not going to list every new construction community in Fort Bend County. Instead, I want to highlight the ones where something is actually happening right now — new homes, model openings, additional builders or larger projects that I think are worth keeping on the radar.

Here’s what caught my attention this month.

New & Now Selling

Evergrove | Richmond

Evergrove is one of the newest communities on this list, and this is probably the biggest reason I wanted to include it this month: it has officially moved from “coming soon” into the selling phase.

Located near FM 723 and Old Pecan Road, Evergrove is being developed with homes by Toll Brothers and Tri Pointe Homes. Between the different collections, buyers will find homesites ranging from approximately 45 to 80 feet, with homes starting in the $400s and larger collections reaching into the $900s and above.

The community is also putting a lot of emphasis on outdoor space. Plans include trails along Jones Creek, pocket parks, fishing lakes, a dog park and a future recreation center with a pool and fitness facilities.

The first residents are expected to begin moving in around early 2027, so this is still a very early-stage community, which can be interesting if you like seeing a neighborhood grow from the beginning.

Status: Now selling

Builders: Toll Brothers and Tri Pointe Homes

Location: FM 723 at Old Pecan Road, Richmond

First move-ins expected: Early 2027

The George | Richmond

The George has changed a lot in just a few months.

Johnson Development’s approximately 1,500-acre community now has model homes open, with eight builders offering homes across 40-, 45-, 50- and 60-foot homesites.

The builder lineup includes Chesmar Homes, Newmark Homes, Empire Homes, Perry Homes, David Weekley Homes, Westin Homes, Highland Homes and J. Patrick Homes.

Long term, The George is planned for approximately 4,000 homes, along with retail, school sites, trails, playgrounds and larger community gathering spaces.

What makes this one especially interesting right now is that you can finally go see it. It’s no longer just a master plan on paper — the first neighborhoods and model homes are taking shape.

Status: Now selling; model homes open

Builders: Eight builders across multiple homesite sizes

Community address: 7330 Tribute Circle, Richmond, TX 77469

Revera | Richmond

Revera is another newer Richmond community that is now actively selling.

Perry Homes and Toll Brothers are building on 50- and 60-foot homesites, with new homes currently starting in the mid-$400s depending on the builder and collection.

What caught my attention here is the future amenity plan. Revera is planning a lagoon-style pool, multi-purpose pavilion, sports fields, cricket pitch, pickleball courts, playgrounds, dog-friendly spaces and walking trails.

It’s another example of how newer Fort Bend communities are putting a lot more emphasis on lifestyle and shared outdoor spaces, rather than simply building homes around a neighborhood pool.

Status: Now selling

Builders: Perry Homes and Toll Brothers

Toll Brothers Sales Center: 1615 Seaside Horizon Lane, Richmond

Blue Creek Trails | Richmond

Blue Creek Trails is another one I think is worth keeping on the radar, especially because the community continues to expand its builder options.

Pulte Homes is already selling in the approximately 190-acre community, with homes currently starting in the mid-$400s.

The amenity plan is a little different from some of the others too. It includes a resort-style pool, pickleball courts, playground, butterfly garden, mini soccer field, pavilion, walking trails and even a dedicated food-truck plaza.

Taylor Morrison is also entering Blue Creek Trails with additional collections, including homes on 50- and 60-foot homesites.

I like including this one because it shows a community that isn’t just launching — it’s continuing to evolve as more home choices become available.

Status: Pulte now selling; Taylor Morrison collections rolling out

Builders: Pulte Homes and Taylor Morrison

Location: Richmond, near Grand Parkway

Communities Taking Shape

Austin Point | Fort Bend County

Austin Point is in a completely different category because of its scale.

The current master plan covers approximately 6,400 acres and is designed to eventually bring together neighborhoods, businesses, education, healthcare, shopping, dining and entertainment, while preserving more than 1,000 acres of natural areas.

But what makes Austin Point relevant for this month’s update is that it has moved beyond the big vision.

Residents have started moving in, 12 model homes from nine builders have opened, and in 2026 Austin Point opened The 1824, its first major community gathering destination.

The 1824 includes Honor Society Coffee along with outdoor spaces and community programming, giving residents one of the first real places to gather within the larger development.

Austin Point will take years to fully develop, but it’s interesting to see the first pieces of that much bigger plan becoming real.

Status: Homes selling; residents moving in; first community hub open

Scale: Approximately 6,400 acres

Natural areas: More than 1,000 acres planned

Location: Fort Bend County / Richmond area

Ryehill + Del Webb Sugar Land at Ryehill

Ryehill is one of the developments I think is particularly interesting on the Sugar Land side because it offers several different types of new construction in the same general area.

Both Pulte Homes and Taylor Morrison are building traditional single-family homes in Ryehill, with multiple collections and quick move-in options.

The planned community amenities include a community center, fitness center, resort-style pool, pickleball, parks, sports areas, a biergarten and even a lazy river.

At the same time, Del Webb Sugar Land at Ryehill offers a separate gated 55+ community with its own active-adult lifestyle, resort-style amenities, walking paths, pickleball and pool.

There are also new homes from Pulte and Taylor Morrison currently showing expected completion dates throughout fall 2026, which is another reason I think Ryehill belongs in this month’s update rather than simply on a general list of new communities.

For buyers thinking about right-sizing or simply wanting a different type of lifestyle, having traditional new construction and a dedicated 55+ option developing in the same area is worth knowing about.

Status: Now selling; quick move-in homes available

Builders: Pulte Homes and Taylor Morrison, plus Del Webb for the 55+ community

Location: Approximately two miles south of Hwy. 59 and Grand Parkway

Development to Watch

Lake Pointe Green | Sugar Land

This last one is very different because there aren’t any homes to tour yet.

Lake Pointe Green is the planned redevelopment of the former Fluor corporate campus near Highway 6 and US 59.

Lovett Group is redeveloping the approximately 52-acre property into a walkable residential district planned to include a mix of multifamily housing, townhomes and other residential options, along with parks and open space.

Current plans call for approximately 720 apartments, roughly 350 homes and townhomes, and about 10 acres of parks and green space.

The former office buildings were demolished in spring 2026, and the City of Sugar Land currently lists the project in the platting and design stage.

What makes this one especially interesting to me is the location.

This isn’t another new community being built farther out on former open land. It’s redevelopment inside an already established part of Sugar Land, close to existing restaurants, retail, medical facilities, trails and Brooks Lake.

There is still a lot we don’t know about exactly what the final homes, builders and pricing will look like, so this isn’t something you can shop today.

But it is absolutely a development I’ll be following.

Status: Platting and design underway

Developer: Lovett Group

Size: Approximately 52 acres

Current plan: Approximately 720 apartments, 350 homes/townhomes and 10 acres of green space

Location: Lake Pointe area, Sugar Land

A Lot Is Changing

What stands out to me this month isn’t simply that Fort Bend County has more new construction. It’s how different these projects are from one another.

You have brand-new communities like Evergrove that are just getting started, The George opening its model homes, communities like Blue Creek Trails adding more builder options, larger long-term projects like Austin Point beginning to feel like real communities, and redevelopment projects like Lake Pointe Green bringing new housing into an already established part of Sugar Land.

That gives buyers a lot more to compare than just floor plans and prices.

If you’re considering new construction in Sugar Land, Richmond or elsewhere in Fort Bend County and aren’t sure which community fits what you’re looking for, feel free to reach out. I’m happy to help you compare the areas, builders and options; including the things that aren’t always obvious when you walk into a model home.
